HMO insurance no problem for Deacon

When a customer failed to obtain a sensibly priced buildings insurance quote for his fully licensed House in Multiple Occupation (HMO) in Watford, he turned to Deacon for help.

The property, a 33 bed HMO, represents the type of risk that brokers historically struggle to cover and one that insurers usually decline to quote. After searching our extensive panel of insurers, the customer was delighted when Deacon negotiated a policy with a high level of cover plus a saving of £400 compared to the expired policy.

The property comprises 33 suites, most for single occupancy and five designated for double occupancy. There are seven shared kitchens and each of the ensuite rooms is furnished with a bed, wardrobe and a small desk and chair. The shower room has a built in shower with toilet and hand basin. Each suite also has a small kitchenette unit, comprising sink, cupboard space, fridge and surface for small appliances.  Individually wired, each suite has its own pay-as-you-go electricity meter. Free wifi and Freeview is also provided. CCTV covers the rear of the property and internal communal areas and a sophisticated fire alarm is installed with sensors in every room, shared kitchens and communal areas.

Due to rising property prices in the capital and the property’s prime location, just two minutes from Watford train station and a 17 minute journey to London Euston, the majority of suites are let to professionals wanting a London base for their working week.
